CASE STUDY
66 Galen Street, a Class A, LEED Gold-certified building, sits on arevitalized, 5−acre life sciences campus in Watertown, MA. Frontinga high-traffic thoroughfare connecting Watertown Square and theMA Turnpike/I-90, Boston Development Group (BDG)’s acreageintegrates commercial and academic spaces with a strongemphasis on resilience and environmental stewardship.
To meet the regulatory requirements of managing a 100−year stormand strict phosphorus reduction standards, BDG set out to optimizestormwater capture for water conservation and pollution controlthrough innovative rainwater harvesting techniques. This approachwould enhance project sustainability and set a precedent for futureurban developments, showcasing the application of smartinfrastructure with ecological care.
Integrating Opti's stormwater management system into projectdesign reduced BDG’s stormwater detention footprint by 60%–agame changer for developers seeking innovative ways to maximizeland usage, conserve water resources and meet regulatoryrequirements. In addition, by capturing stormwater for site irrigation, property owners significantly slash reliance on municipal watersupplies. This future-forward solution not only leads to substantialcost savings, but also benefits the environment and pressingconcerns about water scarcity and rising utility expenses.

By implementing Opti’s digital technology, developers realize substantial upfront CAPEXand OPEX savings, and improved operationalefficiency. Opti enables the use of smallerunderground cisterns and tanks compared totraditional methods, freeing up valuable spacethat can be monetized for additional revenue.
By integrating Opti’s real-time, predictivecontrol platform, BDG was able to eliminateone of two vaults in the original design plan, using one for both rainwater harvesting andstormwater detention.
CAPEX: Reduction of space, remediationand construction needs by over $2M (88%)
OPEX: Saving municipal water use & costs
Water Reuse: LEED points for conservation
